Needed for self-performing general contractor. Duties include: Reviewing Owner Engineers' scope definition, preliminary plans, drawings, & specifications for each project; Identifying issues & coordination/constructability items & requesting clarifications; Leading preparation of thorough, accurate, & timely estimates, including preparation of bid documents & development of clear written proposals & correspondence; Evaluating field conditions & determining construction, installation, & infrastructure requirements; Reviewing all proposals received from subcontractors to ensure compliance with project requirements; Working with subcontractors & suppliers to secure accurate specification, quotes, & terms; Attending site walks & working with Subcontractors to develop scopes on all projects; Managing execution of subcontracted work to satisfaction; Controlling budgets; Changing orders & RFI requirements; Providing material takeoffs on drawings & plans; Managing large diverse work force in numerous disciplines; Managing employee work scopes, attitude, execution, & production; Detailing work scopes on daily job sheets & providing supplementary drawings as required; Managing small & large equipment; Performing maintenance, tracking, & repair; Ensuring staff operational proficiency & safety; Maintaining proficiency on usage of all equipment; Evaluating inventory & maintaining sufficient supply for routine scopes; Ensuring staff compliance on consumption, check out, & costing; Resolving disciplinary issues with staff in coordination with administrative office; Accumulating, evaluating, & documenting historical cost data & construction procedures & methods; Managing municipal agencies & code requirements; Conducting inspection preparation & tangible code skill base to resolve code questions &/or requirements. Required qualifications: Min. 5 yrs exp. in Engineering, Construction, or related fields; Proficient in MS Office Suite (Word, Excel, Outlook); Prior work exp. & working knowledge of estimating construction jobs; Building code knowledge & proficiency; Superior plan understanding & coordination ability; Excellent communication (verbal & written), negotiation, time management, organizational, & problem-solving skills; Ability to prioritize tasks & make decisions within established guidelines & policies; Leadership abilities & staff management skills; Demonstrate leadership, communication, & interpersonal skills to manage multiple projects at one time; Able to work independently as well as in team; Excellent follow through, accountability, & strong attention-to-detail; Great ability to resolve issues/problems; Punctual & reliable. Ownership of prior business strongly preferred. Client is not only considering exp. & qualifications, but candidates with passion for project management, which is based around people.
